This is designed to streamline your life and make monthly budgeting effortless, as it includes necessities like reliable high-speed Wi-Fi and cable access.
While our most common lease term aligns perfectly with the full academic year, we understand that your needs can change. That’s why Heritage Student Housing sometimes offers flexible leasing options, including Fall and Spring semester leases, depending on availability. Don’t wait to lock in your term! At Heritage Student Housing, resident safety is a primary focus.
We offer peace of mind by being strategically located within the highly monitored USC Department of Public Safety (DPS) patrol zone. This placement means our residents benefit from the extensive coverage and emergency response services provided by university-level resources. We are committed to fostering a secure living environment so you can focus on your academic success.
We believe in fostering a true sense of community and a balanced student life. That’s why every Heritage Community features dedicated social spaces, including welcoming courtyards, designed to be the heart of our neighborhoods. To encourage connections, we also host frequent resident events it’s the perfect way to meet your neighbors!
To secure your space at Heritage Student Housing, there are two simple, up-front costs:
Security Deposit: The standard deposit is $850. Great News: If you have an approved guarantor, this refundable deposit is reduced to just $450, providing significant upfront savings!
Application Fee: A non-refundable fee of $40 covers the administrative costs of processing your application, background check, and screening.
All associated fees are clearly outlined in detail for your review during the final stages of the application process.
We want your friends and family to feel welcome! Residents at Heritage Communities are welcome to host guests. To ensure a comfortable, secure, and respectful environment for all residents, we kindly ask that guests refrain from staying longer than three (3) consecutive nights. Please note that additional policies and specific rules are fully outlined in your official lease agreement.
We prioritize an environment where you can relax and focus on your studies. To ensure a peaceful and productive atmosphere for everyone, All Heritage Communities observe Quiet Hours nightly from 10:00 PM to 7:00 AM. We appreciate everyone’s cooperation in respecting these times to allow for necessary rest and focused study. For comprehensive community expectations, including noise and conduct guidelines, please refer to the full list provided in your lease agreement.
We offer secure package systems at all Heritage Communites. You will insert a code to retrieve at your convenience.

Protecting your belongings is mandatory for all residents. To ensure this protection, an active renter’s insurance policy is required for every resident at Heritage Communities.
We offer flexibility: you are free to choose your own provider, or you can take advantage of our budget-friendly option! Opt into our preferred community plan through Cardinal Protect/Foxen for a simple, low monthly rate.
